Independent Referral Organizations (IROs)
In addition to our Regional Vice Presidents and Area Market Managers, Southern Capital Funding partners with small business owners, commercial realtors, CRE investors, financial advisors, CPA’s, title companies, etc., in developing opportunities to sell the companies commercial lending products and earn a referral fee based on a percentage of the total advisory fee received by Southern Capital Funding at closing.
The primary role of an Independent Referral Organization (IRO) is to pursue new commercial lending clients by networking, cold calling, marketing, or other means of generating interest from potential small to mid-size business owners and commercial real estate clients.
Our IROs are not limited by a geographical territory and are able to solicit and fund loans throughout the United States and countries where products are available.
The Independent Referral Organization will have access to all company lending sources and programs. Our ISOs receive full product training from SCFN senior management and have direct access to company personnel and support services.

Our simple – 4 Point Process is quick and easy!
Step 1 – Create your loan request by accessing the loan application link on our website to upload your clients initial loan information and docs.
Step 2 – Our automated processing software creates a list of personal, business and financial documents needed to pre-underwrite the loan request and start building the loan submission package.
Step 3 – Once the initial documentation has been received and the loan submission package is created in our system, our lender matching software identifies those lenders whose loan criteria match the loan request, and the loan package is routed to the lenders for review and request of terms and conditions.
Step 4 – Lenders reply quickly and soft quotes and term sheets are uploaded into the file for your review and discussion with your client. Upon acceptance of terms by the client, our team works with you and your client to satisfy underwriting conditions for final loan approval and closing.
As an Independent Referral Organization (IRO) you can operate either as an individual representative or sign up as an organization (company or LLC).
